Delhi: RLDA Invites Bids For Residential Development Of Rail Land Worth Rs 355 Crore In Prime Locations

Rail Land Development Authority (RLDA) has invited bids for a residential development plot worth over Rs 355 crore in the eastern part of the Union Territory of Delhi.

The total land area is 43,345.82 sqm, out of which 16,058.40 sqm will be leased for residential development for a period of 99 years. The balance area shall be utilised for development of existing railway colony.

Situated at Sewa Nagar and Lodhi Colony, the entire land in the prime location belongs to the Indian Railways.

While 16,058.40 sqm at Sewa Nagar and Lodhi Colony shall be offered to the developers for commercial utilisation, the balance area of approximately 27,282.42 sqm of land in Sewa Nagar shall be utilised for redevelopment of existing railway colony.

The reserve price for the site is Rs 355 crore and there are 278 quarters at present (202 in Sewa Nagar and 76 in Lodhi Colony).

Pre-bid meeting was conducted this week in which many developers participated and exhibited keen interest in this project.

Sewa Nagar colony site is a rectangular and plain piece of land and is divided into parts by the access road namely Sewa Nagar Part ‘A’ and ‘B’. The length of the site is approximately 1,290 m with a width varying from 25.00 to 26.50 m.

On the other hand, Lodhi Colony site is located at Najaf Khan road having length of 400 m with width varying between 25.00 to 26.50 m. Both sites are located in proximity to prime areas such as Lodhi Colony, Chanakyapuri Diplomatic Enclave and Golf Links.

RLDA vice-chairman Ved Parkash Dudeja said, “Prime areas like Lodhi Colony, Chanakyapuri Diplomatic Enclave, and Golf Links are among the most sought-after locations in the city. These areas are not only prestigious, but also represent the cultural and economic vitality of our city. The continued growth and development of these prime areas serve as a shining example of the progress and prosperity of the city."

Rail Land Development Authority (RLDA) is a statutory authority under the Ministry of Railways for the development of Railway land. It has four key mandates as a part of its development plan, namely leasing commercial sites, colony redevelopment, station redevelopment, and multi-functional complexes.

During the current financial year, RLDA has leased out various sites which are situated at Waltax Road (Chennai), Ajmer (Rajasthan), Bijwasan(Delhi), Kharagpur and Solapur (Maharashtra) for a cumulative lease premium of Rs 1,622 crore including Railway assets valuing approximately of Rs 7.54 crore to be developed in Kharagpur Railway Colony.

RLDA has recently awarded the station redevelopment works for CSMT Railway Station on EPC (Engineering Procurement and Construction) model.
