New Noida Project: Authority To Send Town Planners To Gujarat And Other States For Studying Development Models

The Noida Authority plans to send a team of urban town planners to Gujarat and other states for studying development models and create a roadmap for the New Noida township.

The existing city spans 20,000 hectares and has little land bank left to allow new business units, said officials.

The authority is taking concrete steps towards the development of their New Noida project.

According to Ritu Maheshwari, its CEO, “We will send a team of urban town planners and other officials to Gujarat, Rajasthan, Haryana, Delhi, and other cities later to study the respective regions’ land acquisition models. Once the study report is submitted, we will finalise the best model for acquiring land for our New Noida project. We are also nearing completion of the master plan-2041, which will serve as a development blueprint for New Noida.”

The New Noida project is a part of the draft Master Plan-2041.

It was announced by the Uttar Pradesh government in 2022 for the development of the Delhi-Noida-Ghaziabad investment region.

It will be established in the Dadri-Sikandrabad area — which is considered a crucial industrial hub of the state and the plan is intended to promote long-term infrastructure and socio-economic growth in the region.

To facilitate this effort, the authority has earmarked 21,000 hectares of agricultural land across 86 villages in Bulandshahr and Gautam Budh Nagar districts.

The project has been allocated Rs 1,000 crore for the acquisition of land and internal development in New Noida — with considerations of the requirements as per MoUs signed during the Uttar Pradesh Global Investors Summit.

The authority is planning to purchase land directly from farmers through a direct registry for the New Noida Project — avoiding the long process of implementing the Land Acquisition Act-2013.

This move is expected to speed up the land procurement process for the project.

According to officials, companies seeking large land parcels will be granted allotment in New Noida, a city with “smart” physical infrastructure.

The Noida Authority earlier in December 2022 had allotted dedicated areas to universities, industries, finance offices, and residential projects in the proposed master plan.

Out of 21,000 hectares proposed for the project — 8,111 hectares will be reserved for industries, 2,000 hectares for residential projects, and 1,662 hectares for institutes including medical colleges and universities.

The expansion project expects to cater to an additional 600,000 resident population.
