The City and Industrial Development Corporation (CIDCO) has issued a Request for Proposal (RFP) to appoint a consultancy firm for preparing the Master Plan for Navi Mumbai Aerocity.
As the New Town Development Authority (NTDA) for Navi Mumbai, CIDCO has meticulously planned and developed the city, which spans an area of 344 sq. km.
It is now spearheading the development of Navi Mumbai International Airport (NMIA), one of the country’s largest greenfield airport projects, designed to handle approximately 90 million passengers and 2.5 million tonnes of cargo annually.
Together with Chhatrapati Shivaji Maharaj International Airport (CSIA), NMIA will establish India’s first urban twin-airport system. The airport is being developed under a Public-Private Partnership (PPP) model, with CIDCO contributing equity through a Special Purpose Company.
Spread across 1,160 hectares, NMIA is designed with two parallel and independent runways to facilitate simultaneous operations, complemented by full-length double parallel taxiways on either side. The first phase of the airport is nearing completion and is expected to be operational by April 2025.
With the airport's commencement, demand for premium commercial spaces is anticipated to rise, necessitating infrastructure to support airport-related services, hospitality, retail, and institutional establishments. Recognizing NMIA’s potential as an economic catalyst, CIDCO has envisioned the development of a world-class Aerocity spanning 270 hectares, adjacent to the airport.
The Navi Mumbai Aerocity is planned to accommodate financial services, corporate offices, export-oriented businesses, aerocentric warehousing, and a range of supporting infrastructure, including hotels, hospitals, schools, residential spaces, and entertainment facilities.
As per CIDCO’s specifications, the selected consultant will be responsible for conducting market and financial feasibility assessments, formulating a development strategy, preparing the Master Plan, and providing transaction advisory services for the proposed Aerocity.
The consultant will be selected through an open competitive bidding process, as outlined in the RFP document.
Urban India is witnessing the emergence of Aerocities—fully integrated business districts strategically developed around airports. According to the latest report by 360 Realtors, in collaboration with Axon Developers, the country currently has nine Aerocity projects spanning a total of 14,000 acres.
