Chennai’s Outer Ring Road Corridor Set For Major Development: Industrial, Green, And Business Hubs Planned

The Chennai Metropolitan Development Authority (CMDA) is gearing up for an infrastructure expansion along the 62 kilometre Outer Ring Road (ORR) corridor, in anticipation of an 80 per cent population surge in the coming years, according to a report by The Hindu.

A Detailed Development Plan (DDP) is reportedly being finalised, aimed at creating a “dynamic economic corridor” with “integrated development across multiple sectors.”

A comprehensive land use blueprint, covering a one kilometre stretch on either side of the ORR, has been drawn up and is currently under review.

The plan seeks to maximise land potential by designating sector-specific zones, ensuring balanced and sustainable urban growth.

CMDA has stated that e-auctioning of plots is scheduled for early next month.

The plan includes provisions for Global Capability Centres, Information Technology (IT) and Information Technology-Enabled Services (ITES) companies, multimodal logistics parks, micro, small and medium enterprises (MSMEs), research and development clusters, warehousing, and flatted factories.

Infrastructure planning will encompass physical, transport, and social facilities to support the corridor’s expansion.

The ORR corridor will feature four strategic growth zones, each catering to specific industries:

  • Minjur has been identified for industrial and logistics and port-based development, supporting economic activities along the corridor.

  • Red Hills is expected to be a ‘Green Zone’ with urban forests, green belts, waterfront development and ‘green industries

  • Poonamallee is proposed to be a business district, focusing on business and commercial activities.

  • Vandalur is envisioned as a ‘Mixed Use Zone’, serving as a cosmopolitan hub integrating IT, ITES, MSMEs, residential, and commercial developments.

In addition to these strategic zones, CMDA has identified ten land pooling pockets to facilitate planned urban expansion.

Land pooling will combine smaller land parcels from multiple owners for large-scale infrastructure development, with reallocation taking place after the infrastructure is established

According to the CMDA, the DDP for this project is under review.
