Construction Of Flagship Business Park In Bengaluru Airport City Begins—Here's All About It

The construction of a 2 million sq ft business park in Bengaluru Airport City has begun. The land parcel situated within the Kempegowda International Airport campus will be developed as a premier mixed-use destination.

Bengaluru Airport City Limited (BACL), a subsidiary of Bangalore International Airport Limited (BIAL) is constructing this with the aim to position Bengaluru as a global hub for Global Capability Centres (GCCs).

BIAL’s statement released on 14 October described the Airport City as a "sustainable, smart, and vibrant urban development that will serve as an international gateway."

This development aligns with the Karnataka government’s new GCC policy (2024-2029), which targets the creation of 3.5 lakh jobs and aims to contribute $50 billion to the state’s economy.

The development will include business parks, an education and health district, R&D hubs, as well as entertainment and hospitality options and will cover 17.7 acres of land.

The business park will consist of four blocks, each spanning 0.5 million sq ft, set within an urban forest. The design incorporates biophilic elements such as lush gardens, landscaped balconies, and green spaces.

Rao Munukutla, Executive Director & CEO of BACL, noted that Bengaluru has become the world's leading GCC hub, accounting for 36 per cent of India’s GCC workforce in sectors like IT, biotechnology, automotive, and aerospace.

He highlighted the 2 million sq ft business park as the beginning of a new community with opportunities for networking and innovation, supported by top-notch infrastructure.

"Airport City will host a network of business parks comprising 52 per cent of the overall development, and this flagship Business Park is designed to boost collaboration and innovation", the statement said.

In terms of connectivity, the future Airport West Metro station, located near the business park, will provide fast and eco-friendly transportation to the city center.

Bengaluru Airport City also plans to develop an Advanced Technology Hub, featuring 3D printing and a high-tech central kitchen, underscoring its commitment to innovation.

In addition, the Airport City will house India’s first Concert Arena within an airport ecosystem, along with a Convention and Exhibition Centre. The BIAL Academy and Air India Academy will train future aviation and hospitality professionals.

The hospitality sector is also expanding, with plans for 5,200 hotel rooms, including the operational Taj Bangalore and the under-construction Combo Hotel (Vivanta & Ginger), featuring 775 rooms.

The entire campus is energy-neutral, powered by renewable resources, and has achieved IGBC’s Green Cities Platinum certification. Its rainwater harvesting systems further support environmentally sustainable development, in line with the UN’s Sustainable Development Goals.

Plans are also in place to enhance the education and health district by attracting leading international institutions and developing a Life Sciences Park to bolster the state’s educational and healthcare infrastructure.

Bengaluru Airport, one of the world’s fastest-growing airports, handled 37.5 million passengers last year, with capacity expected to rise to 90 million by 2030.

This expansion will further solidify Bengaluru’s role as a key hub for global businesses and advanced manufacturing, particularly in the aerospace sector, benefiting companies like Airbus and Boeing through the city’s skilled workforce.
