Uttar Pradesh Sets Plot Rates To Accelerate Defence Corridor And Industrial Cluster Development

The Uttar Pradesh Expressways Industrial Development Authority (UPEIDA) has finalised plot rates across six nodes of the state’s Defence Industrial Corridor, according to a Jagran report.

Officials believe that setting rates will provide clarity for investors and help projects move into execution mode.

The highest plot rate has been pegged at Rs 4,005 per square metre in the Aligarh node, while the lowest is Rs 529 per square metre in Jhansi.

Other nodes have been priced at Rs 2,739 in Agra, Rs 1,716 in Lucknow, Rs 1,316 in Kanpur Nagar, and Rs 860 in Chitrakoot.

So far, 5,017 acres of land have been acquired across all six nodes, with UPEIDA planning to allocate 70 per cent of this land to defence industrial units.

Plot sizes will range between 2.5 and 3 acres, with development costs estimated to exceed Rs 3 crore. It is believed these steps would give a push to companies waiting to set up defence equipment manufacturing units.

Alongside, UPEIDA has also provisionally fixed land rates for 27 Integrated Manufacturing and Logistics Clusters (IMLC) to be developed in 26 districts along expressways.

Rates include acquisition, development, and 2 per cent administrative expenses, with an expected rise of around 10 per cent due to higher circle rates and related costs.

Industrialists will be offered three models: large self-use plots, tailor-made industrial plots, and PPP-based clusters or industrial parks.

Officials say finalising these rates provides a clear financial framework for investment, enabling industrialists to plan with certainty and paving the way for faster implementation of both defence and logistics projects.
